Wallingford proposed hotel gets site plan approval

WALLINGFORD — Plans to build a four-story hotel on Route 68 can move forward after winning approval from Planning and Zoning Commission this week.

Shield Hotels, a Northampton, Massachusetts-based hotel development and management company, plans to build the hotel on the 6.5-acre property at 1175 Barnes Road (Route 68). The hotel is slated to be a TownePlace Suites by Marriott.

On Monday, John Schmitz, BL Cos. project manager, presented a modified plan to the commission that did not include an attached restaurant. The restaurant was removed to comply with zoning regulations.

Schmitz said last month that the restaurant was removed because under I-5 District zoning regulations, restaurants have to be within the hotel entirely and not a separate building. Shield Hotels chose to eliminate the restaurant as well as approximately 90 parking spaces, he said. 

Under the original plan, the building would have been 63,622 square feet and the attached restaurant would have 6,975 square feet. The hotel has been enlarged slightly, to 65,424 square feet, according to the site plan.

The commission also reviewed easements and whether the property's shared driveway with the nearby Hilton Garden Inn, 1181 Barnes Road, could be developed as a town road in the future if there's further development. Currently, the driveway to the Hilton is actually on the property for 1175 Barnes Road, and there are cross-easements between the properties.

Schmitz said Monday that attorney Dennis Ceneviva worked with Town Corporation Counsel Janis Small to draft a declaration of a future roadway dedication. The document clarifies the status of a future access road to a rear parcel, so a town road may exist in the future.

The town typically builds a road when more than two properties are accessed off a single driveway.
