MERIDEN — The Zoning Board of Appeals granted a special exception Tuesday that would allow a new event rental facility to open at 1 Prestige Drive. As other Meriden event facilities age or close, the board recognized in its decision that there was need for an events facility like this and approved the exception.

The Party Spot/Prestige Event Studio is the result of a yearlong search for business owner Vanessa Torres. She has been working with events for more than 20 years and found many other event venues are often already booked or too expensive. 

“My main goal in doing this is just to provide an affordable space for people to celebrate special occasions,” Torres said.

Torres started planning parties for her family and became well known for her contacts and ability to stick to a budget. As a mom and as an aunt, she said affordability was a high priority for her, especially while organizing children’s birthday parties. 

“I’m Puerto Rican. Our family is huge, so sometimes when you throw a party, or even if it's a holiday, sometimes we need a bigger space,” she said.

Before she turned her business idea into a reality, finding places that would accept her vision at an affordable price presented a challenge. She decided to start her business at 1 Prestige Drive because of its affordability and the fact that the lease includes HVAC, electric, real estate tax and common area custodial costs. In turn, this would allow her to renovate the space and provide more affordable options for events.

“It's a really good deal for me to be able to provide an affordable space for people. It just worked as far as numbers and the location isn't bad –it's private, it's close to the highways.” she said. “It's not your typical space, but inside it's going to look lovely.”

City Economic Director Joseph Feest commended the building owners at the Dover Benedict Group for renovating the office building and its common areas.

Even though the golf course and local restaurants are still open to provide event services, he looks forward to working with a new events facility.

“It’s is an excellent idea and a great use for the space,” he said. “It’s nice to see these buildings renovated.”

The property at 1 Prestige Drive is zoned in a commercial area, but city ordinance allows for businesses like dance halls, billiard parlors, skating rinks and recreation centers with special permission.

In these cases, the Zoning Board of Appeals considers the impact of the business on the city and the neighborhood and can add certain conditions. 

The Party Spot was approved on the condition that the facility can open from noon to midnight and that no alcohol be served. 

Torres described the condition as a “setback,” especially since many celebrations involve alcohol. However, she added that she plans on appealing the condition and working with the city and acquiring permission for liquor license in the future.

“I do plan on appealing that decision and coming to some type of agreement with [the board], because I know a liquor permit takes time,” she said.

So far, the bathrooms are the only part of the facility that are fully renovated. The rest of the 2,000 square feet are still in the dusty stage of renovations and full of scattered insulation and drywall. However, Torres said her target date for finishing renovations is April 1 and hopes to have the space fully functional by May, including a website.

When fully renovated, Torres said the space will have a large, open floor plan and rental will include access to a stereo system, projector, and tables and chairs for up to 100 guests.

In addition to an event rental facility, Torres wanted to offer her expertise as a party planner.

Lina Marte, who has lived in Meriden for most of her life, worked with Torres to organize her wedding shower and baby shower.

“I’ve always worked with Vanessa for events, she’s my go-to person,” she said. “[Vanessa] knows who to call and who has the best rates.”

Torres also said that being born in Meriden and organizing other events allowed her to meet a lot of small local businesses.

“I'm not the professional,” she said. “I know people who do decor, who are caterers, or do all types of things. I want to be able to use my connections to help other small businesses, too. People can have a nice party, and we're just supporting the community too.”

Antes de que convirtiera su idea de negocio en una realidad, le fue difícil conseguir lugares que aceptaran su visión a un precio razonable. Ella decidió abrir su negocio en 1 Prestige Drive por su costo económico y el hecho que el alquiler incluye sistema de HVAC, electricidad, impuesto inmobiliario y el costo de mantenimiento de las áreas comunes. En cambio, esto le permitirá renovar el espacio y proveer opciones más económicas para los eventos.

“Es un muy buen trato para mi poder proveer un espacio económico para las personas. Simplemente, los números coincidieron y la localidad no está mal - es privada, y está cerca de las autopistas”, ella dijo. “No es un espacio típico, pero la parte de adentro se va a ver muy bonit.”.

Joseph Feest, el Director Económico de la Ciudad, felicitó a los dueños del edificio en el Dover Benedict Group por la renovación de su edificio de oficinas y sus áreas comunes.

Aunque el campo de golf y los restaurantes locales todavía están abiertos para ofrecer servicios para eventos, Feest está ansioso de trabajar con una nueva instalación para eventos.

Torres describió esta condición como un “contratiempo,” especialmente cuando muchas celebraciones conllevan alcohol. Sin embargo, añadió que apelará la condición y trabajará con la ciudad para conseguir permiso para una licencia para alcohol en el futuro.

“Estoy planificando apelar la decisión y llegar a algún acuerdo con la junta, porque se que obtener una licencia para alcohol toma tiempo”, ella dijo.

Hasta la fecha, los baños son la única parte del edificio que están completamente renovados. El resto de los 2,000 pies cuadrados todavía está en las etapas polvorientas de las renovaciones y llenas de insulación y panel de yeso. Sin embargo, Torres comentó que su fecha fijada para el final de las renovaciones es el 1 de abril y ella espera tener el espacio completamente funcional para mayo, incluyendo su sitio web.

“Yo no soy la profesional,” ella dijo. “Conozco a personas que decoran, que hacen catering, o todo tipo de servicios. Quiero poder usar mis conexiones para ayudar a los otros negocios pequeños también. Las personas pueden tener una linda fiesta, y nosotros también estamos apoyando a nuestra comunidad.”
