CHESHIRE — Site plans for Counter Weight Brewing Company have officially been approved by the Planning and Zoning Commission, paving the way for construction to begin.
“There is some earth work that needs to be done, including removal of a pile of material that’s been there from the original construction,” said Anthony Fazzone, a representative of Counter Weight and lawyer from the law firm of Fazzone, Ryan and Riccuti. “We are also seeking a waiver of section 9 of the earth removal regulations because there is some grading adjacent to the road (that’s required).”
Counter Weight announced earlier this year its intentions to move from its current location in Hamden to 7 Diana Court, which is off East Johnson Avenue. Despite the pandemic potentially delaying the initial timeline, Counter Weight recently reiterated that it still plans to make the move.
“Currently, the property has a small office and warehouse, along with a small parking lot…” explained Ryan MacAvoy, from the design firm Milone and MacBroom. “What we are looking to do is keep the original building in place for office use, and then Counter Weight plans to add a 20,000 square foot brewery on the south central portion of the site, which will be connected to the existing office building with a greenhouse-like structure and a large patio area.”
According to MacAvoy, the brewery will include a tap/tasting room and roughly 118 parking spaces.
“We are installing the new parking lot adjacent to the existing building and a new parking lot to the north of the existing building as well,” MacAvoy said. “The south side of the building will also include loading areas for tractor trailers and small box trucks.”
Commissioner Robert Brucato raised the issue of sewer use.
“There are public sewers available at Diana Court. We’re going to be connecting into the public sewer system. We have gotten feasibility approval from the WPCA (water pollution control authority),” MacAvoy said.
“So there will be no trucking of waste-water or anything like that off the site?” asked Brucato. MacAvoy responded that there would not be.
Commissioner Jeff Natalie followed up with a question regarding possible noise complaints from any surrounding residential areas.
“I know as part of this plan there is a possibility of having events, and I assume those events would have music? Where is the closest residential property to this site?” Natalie asked.
“The only real residential property in the vicinity is a single family residence on East Johnson Ave...Beyond that I believe there is a residence further west on East Johnson, as you get closer to Highland Avenue. Beyond that I am not aware of any other residences,” responded MacAvoy.
“We don't really foresee a lot of loud outdoor events,” added Matt Westfall, one of the owners of Counter Weight. “Most of the lighter music would be inside and most likely not affect any of our neighbors.”
The plan received unanimous support from the Commission.
